Sales of smaller properties were effectively flat last year, lagging behind the climb off the bottom seen in the institutional marketplace. There were $92.71 billion of trades worth $5 million to $25 million in 2024, up just 1.5% from $91.33 billion a year prior, according to Green Street’s Sales Comps Database.

By comparison, the volume of transactions valued at or above $25 million rose 22.0%. Brokers attributed the weaker performance to natural parameters in the private capital space that limit outsize growth there. The upshot: There are simply more opportunities for larger deals to move the needle in the institutional space.

The outlet operational model increasingly appears to be a blueprint for other retail formats, typified by highly intense asset management, the ubiquity of turnover leases, and data sharing between occupiers and landlords. Hammerson’s recent sale of its 40% stake in Value Retail shined a light onto the subsector. Even so, the outlet model is relatively underexplored by most investors.

However, that’s largely a result of several factors: fewer distressed deals in the smaller-sales space, private investors buying more expensive properties while institutions wait out volatility, and two massive apartment trades.  

According to the supplement, one reason for seemingly stronger sales volume in the larger-deal space is that distress doesn’t crop up as much in the private-capital market. Although the market for smaller property sales didn’t hold up as well in the first half as its institutional counterpart, brokers are already seeing a rebound afoot.
